About the Resort...
The Resort on Cocoa Beach is one of RCI’s top rated Gold Crown resorts, and is situated right on the sands of Cocoa Beach on Florida’s east coast. This fabulous resort puts you right in the heart of all that the area has to offer and offers a vacation getaway as active or relaxing as you choose to make it. Right on site, guests can enjoy a full array of outdoor entertainment, including water sports, sailing, surfing, fishing, and much more. The resort features a heated pool with a tiki bar, an interactive children's fountain that will keep kids busy for hours, or for indoor fun, a children's playroom, exercise room, basketball court, tennis courts, a 50 seat theater, and an elevated Jacuzzi overlooking the resort's dramatic fountain!
With all there is to do at the resort, it is easy to forget that the area has much more to offer as well. The Kennedy Space Center and the rest of Cape Canaveral is less than 15 minutes away. This beautifully appointed vacation home (deeded as #811) is a large two bedroom vacation home. These homes are equipped with a full kitchen and two full baths, plus the convenience of a washer/dryer. The whole family (up to six people) will be very comfortable in this spacious unit. All homes at this resort are professionally decorated and fully equipped with everything you'll need including all kitchenware, towels, linens, pillows, blankets, etc. to make your stay one you'll remember for a lifetime All you need to do is show up and enjoy!
About the Week...
The week is 40, an early October week, a great time to be enjoying the Florida weather. You can use it yourself or you can choose to deposit your RED week into the Interval International (II code is RBE) or RCI Exchange Systems (RCI code is 4967) as it is affiliated with both, and then exchange it for another week at one of over 6,600 resorts worldwide. The trading power is really excellent as this area is very popular year round. The resort has had an excellent trading history for places like Lake Tahoe, Myrtle Beach, Hilton Head, South Padre, Las Vegas, Vail, and many others. The ownership and usage is annual, it is permanently deeded, and the yearly maintenance and tax fees total $828, a bargain for a full week’s vacation in this location in a Gold Crown resort!

Most timeshares are deeded property, and as such they go through a relatively simple yet sometimes lengthy process in order to transfer ownership, just like any other real estate transaction. New deeds must be created and executed, then sent to the appropriate county for recording, and then sent to the resort for their own transfer processing. While the closing company we use is the best and fastest in the industry (in many cases completing the transfer in just a matter of weeks), no one can control the county recording offices or the resort management and the time they may take to complete their portion of the process. Therefore, the purchaser of this timeshare must understand that the transfer of ownership into their name may take at least sixty days or even longer. If you do not understand this or are the impatient type, please do not bid on this item. Thank you.
Refund Policy
Our refund policy is pretty simple and straightforward. We go to great lengths to make sure that our auctions are correct. We go thru an Estoppel process which means that we double check our information by getting the resort or the resort management to confirm our information in writing. But even with all that effort sometimes the information is wrong thru no fault of our own. With that said, please know that if you find that we described the item incorrectly we will offer you a full refund and take back the item.
More Details
There is no mortgage on this timeshare. Maintenance and taxes are up to date. You will receive a Warranty Deed, which means that you are guaranteed free and clear title with no encumbrances.
The purchaser will begin ownership with the 2010 week, and will be responsible for the 2010 maintenance fees which will be due at the close of this auction
Please note that the pictures you see in this auction are of a "typical" unit. They were supplied by the resort itself or one of the exchange companies. We would hate for you to win the auction only to find out later that there was a question you didn’t ask, thus making you back out of the transaction. eBay does not look kindly on bidders who don’t follow thru with their promises, and we follow eBay’s rules on reporting “Non-paying bidders”. Please check out their “Three-strikes-and-you’re-out” rule as they’ve gotten pretty strict on enforcing it these days.

The closing of this transaction will be handled by a professional closing company with many years of experience in the transfer of resale timeshares. This company is an “Accredited” member of the Better Business Bureau, with an A+ rating. Their price for closing is quite reasonable and very competitive. We use this firm and this firm ONLY. Why? Because we’ve tried several over the years and most have disappointed us (and our customers) one way or another. This company is fast, thorough, and responsive. And in the rare case that they make an error they admit it, and fix it. Please don’t ask us to close this transaction any other way because we will not be able to accommodate you. The cost to the purchaser will be only $435. This price will include all closing costs including document preparation, deed recording, priority mailings, and all county, state, and municipal transfer taxes and recording fees. They will even register the new deed with the resort on behalf of the new owner.
