You are bidding on the "Down Payment" for FOUR (4) COMMERCIAL SHOPPING CENTER LOTS. They are located just south of Albuquerque, New Mexico in Valencia County. They are located in the Fast Growing RIO DEL ORO COMMUNITIES Which is a Very Beautiful Area!!! THESE ARE STRIP MALL LOTS and they generally run at least 40 Feet Wide by 272 Feet Deep, which is the standard 1/4 Acre Strip Mall Lot.
These Strip Malls are laid out the same as Strip Malls are everywhere. The Stores all have the common wide sidewalks in front of them and are the narrow deep stores with their storage room or office in the back. The finished stores can be a single width, or they may be several store widths wide.
The Main Roads in the Rio Del Oro's are the Manzano Expressway and the Rio Del Oro Loop. The University of New Mexico Valencia Campus is located here and it is one of the fastest growing schools in the state. The Communities of Las Maravillas and Pasitos del Cielo are also located here. The Next Door City of Belen has a population of 6900. The Next Door City of Los Lunas is the County Seat and has around 12,000. The "Rio Del Oro's" has another 5800. Valencia County's population has grown an unbelievable 46% from 1990 to 2000 alone and is presently estimated to be around 66,700. At times in the past, Valencia County had been the Fastest Growing County in all of New Mexico!!!
Even Though This Area Has Already Been Rapidly Growing, It Is Now Poised To Explode!!! Almost all of the population of central New Mexico is in the fast growing Rio Grande River Valley. This valley runs north to south with Interstate 25 and the River running in the valley. There are huge steep mountains on both sides of this valley that are not buildable. The City of Albuquerque reached full capacity in the mid-1980's and has very few directions to expand. Most of the earlier growth went to the north of Albuqueruqe, however that area has become very expensive and the builders are looking for more affordable ground. As you travel south from Albuquerque on Interstate 25, you must cross Kirtland Air Force Base and then the Isleta Indian Reservation to get to buildable land. The first buildable land is off the Los Lunas Exit and the Belen Exit, which are only 8 miles apart.

On August 2, 2006, an Aircraft Manufacturer called LoPresti Fury announced it will build a new manufacturing plant in Belen. The plant will build a 2 seater sport aircraft and will employ 350 workers.
Then on Election Day on November 7, 2006, a whopping 76% of the residents of Valencia County voted to pass a referendem to Build a New Hospital in the county. THIS HOSPITAL IS SUPPOSED TO BE BUILT INSIDE THE RIO DEL ORO SUBDIVISION!!! This will be another Huge Boost to this area!!!
The Rio Del Oro's are positioned between these 2 exits and on the east side of Interstate 25 and the Rio Grande River. At the Los Lunas Exit, the 1st Phase of a Large 1500 Home Subdivision has recently been completed. There are many new homes being built there. Another Developer has just Purchased a 6,000 Acre Tract near the same exit and is planning a 6,000 home subdivision there.
The Regional Transportation District has recently Opened the New Passenger Rail System which went into operation in early 2007. This links the Belen / Los Lunas area directly with Albuquerque. Residents are now able to live in this area and work in Albuquerque, and commute on this light rail system. This Rail System has recently been further expanded and now links to the State Capitol of Santa Fe.
There are many reasons this area is attracting new residents and is building so rapidly. The elevation of 5000' makes for near perfect temperatures year round. The summer highs are in the 80's 90's with the winter highs in the 50's. Albuquerque is the Number 1 Sun City in the Country and receives over 300 Days of Sunshine Per Year!!! The Terrain of the Valley is level to lightly rolling with native grasses, bushes, and small to medium size trees. There are Stunning Views in every direction. To the east the Manzano Mountains tower over 10,000 feet offering Breathtaking Views of the Rockies. There are several National Forest and Wilderness areas within a short drive. They offer an incredible variety of outdoor activities such as mountain bike riding, hiking, camping, hunting, fishing, canoeing, snow skiing, horseback riding, ATV riding, site seeing, and just relaxing.

With convenient access to Interstate 25, any other amenity you could want is just a short drive away up I-25 in Albuquerque, which is the Largest City in New Mexico, and is home to the Annual International Balloon Fiesta. And don't forget the large Resort and Casino in Isleta that is just a few minutes ride away.
One of the real driving forces helping The Rio Del Oro's develop is The "Valley Improvement Association". This Owners Association helps to promote the area as well as take care of the many Benefits for the Owners. The "VIA" works hard to bring in development in an orderly fashion. They have donated many sites for Schools, Churches, Recreational Parks, Habitat For Humanity Homes, Greenways, and Bike Paths. They Maintain the roads that are used throughout these units. They work to bring in and develop the utilities. Their efforts have resulted in many recent improvements including the 1 Million Gallon Water Reservoir and the 18 Inch Main Water Line Running Along the North Loop to name a few. The Valley Improvement Association does have annual dues that are charged to each property. They vary somewhat but are approx $25 to $35 per year per lot.
