                                                                                                                                                     VIEWS, VIEWS, VIEWS!!!!!!!!!!!!!!!!!!!!!!                                                                                                         This auction is for the DOWNPAYMENT on four GORGEOUS and BREATHTAKING contiguous 1/4 acre lots in Taos County, New Mexico on a beautiful mesa adjoining the Carson National Forest with 360º mountain views!!!  3/4 acre is the minimum legal size building parcel in Taos County. They are in Unit 4 of the Carson Estates subdivision which is one of the nicest and most sought after units in this part of the subdivision.  The lots are ONE BLOCK to the Carson National Forest boundary and a short drive to town!!!  This unit fully borders the Carson National Forest on the northern boundary and BLM land on the eastern boundary.  Yellow markers pinpoint the approximate center of the lots which run 2 front and 2 back longer length toward the east mountains so no one will build on the lots in front of your view!  The last photo is of the yurt and barn one of my eBay winners just put in on the land she bought from me close to the lots for sale.  She just sent me the photo today. so I just added it to my photo gallery!!! The mesa starts on Sheep Herder Rd (at the southern boundary of Ranchos de Taos Estates) and continues up a gentle slope one mile to the southern boundary of Unit 5.  Lots are approximately another 3/4 mile up the mesa from there and almost to the Carson National Forest line which is 2 miles up the mesa from Sheep Herder Rd.  Unit 4 is very private and desirable.  The main road through the unit has just been regraded!!! Look at the last Google map.  Units 4 and 5 are the 2 top square miles (Unit 4 to the west and Unit 5 to the east).  Ranchos de Taos is the one mile square at the bottom of the mesa below Unit 5 and Units 1, 10, and 11 are below it on the other side of Sheep Herder Rd.  These units are at the bottom of the mesa, virtually barren and not private. One can see by the map that Units 4 and 5 at the top of the mesa by the forest line is where folks are building!  This parcel is flat for easy building. Cell phones and internet work well at the lots. This is an off-grid community about 4 miles from Highway 64 and the famous Gorge Bridge over the Rio Grande and a short drive to town (where lots are generally $100,000+ per acre).  More adjoining lots are available for same price and terms per lot to make a larger parcel.  The individual lots are approximately 63 feet by 182 feet.  This 1 acre parcel is a whopping 252 feet by 182 feet!!!  There are NO RESTRICTIONS OR TIME LIMITS TO BUILD.  RV's are allowed.  Build a cob, straw bale, or earthship home.  Live in a yurt or tepee.  Plant an organic garden.  This is an ecclectic community with many artists, photographers, and environmentally conscious folk residing here.  Power is typically by solar, wind, or generator. There is a community water association for residents of this subdivision only (see photo), but cisterns and catchment systems are also popular.  There are many homes scattered throughout this unit and range from RV's to large houses.  Main roads throughout the subdivision are unpaved, but maintained (see photo). Most cell phones work everywhere in this area and high speed internet and satellite television are also availabe. The garden in photo belongs to my friend who built a straw bale house a few blocks from the lots for sale.  One of my winning bidders is just put in a yurt in a few blocks from the lots for sale.  Each square on the map is about a mile square.  The photo of the subdivision shows all of the units in the subdivision.  Unit 4 is the upper corner square on the NW side of the subdivision map and the western half on the google map. The eastern half is unit 5. The photo of the Budhist Temple is in the subdivision in unit 2. The TAOS SKI VALLEY (http://skitaos.org) is a short drive and has world class skiing! It looks like a little Swiss Village!!!  Mike Reynold's Angel's Nest, a prototype self-contained green home in THE GREATER WORLD EARTHSHIP COMMUNITY (http://GreaterWorld.org) and http://earthship.org) is just a few miles from the subdivision (See information on his movie by Oliver Stone below). This unit is fully bordered to the north by the CARSON NATIONAL FOREST (http://www.fs.fed.us/r3/carson), to the south by BLM LAND, to the east by Unit 5, and to the south by Ranchos de Taos Estates.  The photos speak for themselves.  Many sellers on eBay show photos solely of the general area or parts of a subdivision that are not indicative of the unit itself let alone specific lots!  Some sellers do not disclose main transmission lines in view (eyesores that are NOT service lines), landfills near property, or sit on bedrock that cannot or are difficult to build on.  Some are not even large enough to build on according to city or state codes or may require upgraded septics which cost double the price of standard ones.  As an ETHICAL seller on eBay, I will always disclose any pertinent information on any parcel of land I sell.  The State of New Mexico generally requires a minimum of 3/4 acres for a septic, well, or building permit on any lot which does not have city utilities.  Building permits have not been enforced in this subdivision to date and many residents have built on 1/4 acre lots, but building permits may be enforced at sometime in the future as this community continues to grow and prosper.  This parcel meets all building requirements and is NOT in a flood zone.  Recreational use is permitted on any size lot and these lots would make a great vacation site for an RV.  I do have nice 1/4 acre parcels I will sell in this and other units as well, but want to disclose all pertinent information to prospective bidders; many sellers do not.  THE VIEWS ARE MAGNIFICENT!!!  THESE ARE 360 DEGREE MOUNTAIN VIEWS!  Hike down the Rio Grande Gorge (minutes from the property), to bathe in the natural hot springs or visit the OJO CALIENTE SPA AND HOT SPRINGS (http://ojocalientesprings.com) and pamper yourself in the various natural hot springs and mineral pools. Complete spa treatments are also available.  Taos also offers white water rafting, horse back riding, ballooning, world-class skiing, snowboarding, ATVing, hiking, camping in the Carson National Forest, fishing, and many other outdoor activities.  It is truly an outdoor sports paradise!  The town of Taos boasts more art galleries than any city in the United States.  It is about an hour drive to SANTA FE and two hours to ALBUQUERQUE.  It is an hour from the Colorado border and about five hours to Denver, Aspen, Breckenridge and other famous ski areas.  It is only about three hours to Telluride.  It is no wonder why more and more celebrities who could afford to live anywhere are building homes in Taos. These lots are in the Carson Estates Subdivision in Unit 4 Block 18 Lots C,D,G,H near the top of the unit.  Unit 4 is up on a gently sloping hill (mesa) for breathtaking views!!!  It is a lovely mesa bordering the National Forest!!!  Most of the development is on the northern half of the unit by these lots as it is close to the forest line and higher up on the mesa for spectacular views.
