Diamond City, Arkansas is located on a peninsula which is surrounded on three sides by the largest of the Ozark Twin Lakes, Bull Shoals Lake. It is a year-round community which is home to over 700 permanent residents. It rests at the end of historic and renowned Highway 7, also known as "Arkansas Scenic Highway 7". Car and Driver magazine has termed Highway 7 the “best of the best" scenic, "fun to drive" American highways.
This is a very nice, friendly and safe place in which to live, enjoy as a lake/golfing retreat,or simply to keep for retirement / investment purposes. While Diamond City has been known as a quiet and sleepy little community there are rumors abounding that changes are happening. New upscale homes are being built and there have been several new businesses just this year alone. The Branson Regional airport is scheduled to be completed next year. This will mean that Diamond City will only be about one hour away from a major airport for those people who wish to live here part-time or just come over for an occasional visit. The Ozarks offer the best of all worlds when it comes to climate. Here you will experience 4 complete but moderate seasons. The temperatures in the South Shore are mild with a mean daily low of 46 degrees and a mean daily high of 71 degrees.
ABOUT BULL SHOALS LAKE
Bull Shoals Lake covers over 71,100 acres ! In it's clean, blue waters visibilities of 25-40 feet are usual. Because of this clarity of the water scuba divers often refer to Bull Shoals Lake as "The Caribbean of the Midwest"
The smooth lake surfaces make it perfect for water skiing, wake boating, swimming and boating. You'll never be crowded, but you also won't be alone, as the lake has its own society of fishermen, boaters, skiers, divers and sail boaters. The water temperature is warm. The average surface temperature in the Spring- 70's, Summer - 80's, Fall 70's and Winter - 50's.
The almost 1000 miles of shoreline is preserved from over development by a "government strip" perimeter which is protected by the Corps of Engineers.
Bull Shoals Lake has year round fishing for both professional and recreational fishing fans. This lake has produced 7 State records including a 53 pound striped bass! The lake has many species of game fish and is one of the few places where you can fish for both bass and trout in the same water.
Marinas around the lake offer boat, scuba and other equipment rentals and guide services. And, everyone loves our mosquito free nights. Hiking and wildlife spotting are favorite lake side activities. PRICE AND TERMS: You are bidding on the DOWNPAYMENT on this lot. We agree to finance this lot for 5 years at 8 percent interest with no penalties for pre-payments. The full price is $2,500 with payments which will be approximately $50 a month depending on the amount of your winning bid. The buyer will also be billed for property taxes as is the standard practice in real estate transactions. The yearly property taxes and sid fees amount to only $54.82. For your ease we will add $4.47 to your monthly payments to cover these taxes and pay your taxes for you at the office of the Boone county collector each October 10th when they are due. You will be mailed a receipt for these paid taxes.
A 10 percent discount off the full price is offered if you wish to pay for this lot in full at the end of the auction.
CLOSING/HANDLING COSTS: A one time fee of $195.00 will be charged to set up your account, prepare the contract, handle the monthly payments and eventually prepare and record your warranty deed when the property is paid in full.
DEED: You will be sent a notarized Contract for Deed for your signature when your winning bid amount is received. A Warranty Deed in your name will be recorded and mailed to you when the note is paid off.
