12' x 50' mobile home in very nice adult mobile home park in Cape Canaveral. Roof was damaged by hurricane four years ago, and water gradually seeped in ceiling. By time roof was repaired, damage had been done, particularly to west wall which has to be re-built. Needs extensive repair, but if somone has skills, this home in this location is dream living! The Park, Cocoa Village Mobile Home Park, is in Cape Canaveral, a small strip of land between river and ocean - as locals say, "Welcome to Paradise!" Park is one block from Indian River on west - has a small marina and benches to watch sunset, and five blocks to Atlantic Ocean on East - sunrises are spectacular. Also, beach is beautiful, and private - often you will have it all to yourself. Of course, space shots can be easily seen from the front yard, or an easy drive to a causeway - spectacular - the windows shake. Excellent restaurants of all kinds are everywhere - life is easy, peaceful; weather is gorgeous, especially, of course, in winter when it averages in the 70s. I am doing volunteer work in New York now and only get back about four times a year for a few days, so cannot afford the luxury of having a part-time home, even if it is in paradise, and also cannot afford to fix it up to more liveable conditions. It really is not fully habitable as is - I sleep on a mattress on the floor in the living room, which is the only room still in full tact. Speaking of liveable conditions, Here is a list of all that needs repair: 1. Roof is ok, was repaired - but someday could be replaced. 2. Ceiling in kitchen and hallway sag from previous water leak. 3. West wall from kitchen back through two bedrooms and bathroom needs to be replaced - like a piece of rotted cardboard under the wallpaper. 4. Pipe near hot water heater has a leak - needs to be repaired before using water. 5. Sink in kitchen needs to be replaced - a new sink is there, ready for installation. 6. Refrigerator was turned off with food in it and is a mess. Needs a big cleaning. Refrigerator is only a few years old, and if cleaned, should continue to run good. 7. Master bedroom east wall should be repaired or replaced also. 8. Garden needs trimming. Good things: 1. Location, location, location. 2. Living room wrap around windows bring in lovely light. 3. Long (forgot to measure - see pic) screened in porch. 3. Includes tv, appliances, some dishes, pots and pans, furniture, misc. 4. Garden was beautiful - has gone to you know where with neglect, but original plants are still here - just need trimming and some loving care. 5. Lot rent is only $320 a month. There's the marina, a community hall, and a swimming pool. Manager is good guy. Neighbors close by are very nice. 6. Privacy or neighborly friendship - both available. 7. House was used as a set for the 2000 movie, "Things Behind The Sun." Don Cheadle received a Grammy nomination for scene in kitchen. You can rent the movie from Blockbuster and see the area and home in a number of scenes. Of course, the decorations are not the same right now - they made up living room to look like a bachelor's pad. On Sep-11-08 at 18:46:10 PDT, seller added the following information: There is a homeowners association that, if you want to join - not mandatory, is $10 a year. There is a personal property tax on the porch, about $23.00 a year. The home is considered a vehicle by the state and county, so that is why no one can put a lien on it. You have to pay a motor vehicle registration fee, like you do on a car, once a year. It is about $55 a year. The registration fees and taxes will be up to date by time of sale. I do not think manager will make any exceptions, but I will know more tomorrow (Friday) and will post response. I am not sure if everyone in the home has to be over 55. Will also check that. I talked again to the manger of the park where my home is, and he reiterated that the park is definitely for 55+ with no excetions. And the 55+ applies to all occupants. Also, the winner, the new owner, would need to meet with the manger before moving in, and also have a credit check. So, to the person who inquired if they could move in with bad credit, I am sorry the answer seems to be no. After the close of the auction, when I have received the payment, I will bring the rent at the park up-to-date, the license, all taxes dues, etc, so the property will not owe any monies anywhere. I mentioned all the things that needed to be repaired, and since have realized that I failed to mention that the place could use a paint job too.
