The City of Cherokee Village is flexible in how you orient your home as long as you stay within the stated setback lines and get approval in advance from the Building Department. Below are links to see both the full size plat maps and the Bills of Assurances for the Santa Fe Addition. The Bills are basically the Subdivision Restrictions. If you go to mapquest.com or googlemaps.com, you can zoom in on this area and look at the satellite photo of area for a good look. Use the large area map in the Auction Terms below to orient yourself then zoom until you see the street the lot is on. See exactly what this area is like.

AUCTION TERMS
Payment in full is due within 5 Days of the close of the auction. If you can't pay within the 5 day period, please don't bid and spoil the auction for others. Thanks. We only accept Cashiers Checks, Money Orders, Bank Transfers, Bank Checks, Personal Checks (Please allow 10 business days to clear), and CREDIT CARDS - MasterCard and Visa only. We do not accept PayPal for the purchase of Real Property. See the box just below. Please email any questions you may have about payment or you may call me at 270-205-1146.
Your fully recorded deed should arrive to you within 21 days from the date of your payment (It may take a little longer to arrive for international buyers). We will email you at the end of the auction with the instructions for the information we will need from you to prepare your deed.
Title Insurance is available for an additional $125 per lot. Simply add this to your total payment if you want title insurance.Title Insurance is ordered through an independent Title Insurance company and typically takes six to eight weeks for processing.
Paly Properties considers this auction a binding agreement to purchase. Please do not bid if you do not intend on following through with your purchase. Due to high fees in the Real Estate section of eBay, we will be forced to file non-paying bidder reports for non-payers which could result in your expulsion from eBay.

I have visited and personally taken every photo of each lot. Many sellers sell property they have not even seen, this is NOT the case with us. I have looked at each lot and tried with the best of my ability to describe it accuately. The AREA
CHEROKEE VILLAGE is a wonderful 13,000+ acre golf, lake resort / residential community nestled in the Ozarks of Northeast Arkansas. It is located approx. 2 1/2 hours Northwest of Memphis, Tennessee and 2 1/2 hours Northeast of Little Rock, Arkansas. Cherokee Village is one of America's original "planned communities" and was designed and founded by the legendary developer, John Cooper. Bella Vista and Hot Springs Village, two of the most desirable and well known communities in Arkansas, were also developed by Mr. Cooper. It was his vision of family oriented - planned communities blending seamlessly with nature that has made these cities the wonderful places to live that they are today and one of the main reasons that people from the world over make Northern Arkansas their home. This city of 4600+ full-time residents features many amenities. Property owners have access to 2 championship golf courses ( both are private for property owners & their guests only), 7 gorgeous lakes for boating and fishing, 2 large community centers with multiple pools, numerous parks, 2 miniature golf courses, tennis courts, a crystal clear river running through the city, and much, much more. The LAKES and RIVERS

Beginning at a large spring (10th largest spring in the world!) about 20 miles from the Village, the upper end of Spring River also features excellent FLY FISHING for trout and other cold water species. The world famous White River is also within an hour of Cherokee Village. If you love the water, you have it all in the Cherokee Village area.
