Resort Information
The San Clemente Inn is a beautiful resort located in San Clemente, California at about the midway point between Los Angeles and San Diego. Situated only a few blocks from the Pacific Ocean, this resort is perfectly positioned to offer easy access to all that Southern California has become known for, and is the perfect place to unwind at the end of a busy day. The Dana Point Harbor is just minutes away and offers just about every water activity imaginable. From fishing, surfing, volleyball, boating, to simply watching the magnificent sunsets, there is certainly something for everyone. For the nature lovers, the San Clemente State Park is set adjacent to the resort and offers a peaceful setting to help you relax, and after a short walk though it, you will stumble upon a 10 mile stretch of one of the most beautiful beaches anywhere!
Of course, the resorts close proximity to both LA and San Diego, you may want to plan a day trip or two to experience the other things Southern California has to offer such as, Disneyland, SeaWorld, the San Diego Zoo, Knott's Berry Farm, and the San Juan Capistrano Mission. Of course, there is plenty of specialty shops, art galleries, fine dining, and area nightlife easily accessible as well. About The Condo
This magnificently appointed vacation home is in the resort's “Floating” system, which means that each year you may be assigned a different unit, but you will always be able to reserve at least a one bedroom condo. These beautiful vacation condos are nicely equipped with a kitchen and bath, plus a private patio. With 613 square feet of living space, the whole family (up to six people) will be very comfortable in this luxurious condo. Each unit is professionally decorated and fully appointed with all the amenities of home to make your stay memorable including all kitchenware, towels, linens, etc. All you will need to do is show up and enjoy.
The Week
The week is also in the resort's "Floating" system, which simply means that you can call the resort each year and choose the week that suits you best for that year. You can choose any of the following weeks: 1-8 (January thru February), and 49-52 (December including Christmas and New Year's. Once you reserve your week you can use it yourself or deposit your RED week into the Interval International system (II Code is SCI) or the RCI Exchange System (the RCI code is 0511) and exchange it for one of over 6,600 resorts worldwide. The trading power is exceptional, as this area is known worldwide. The week has had an excellent trading history for places like Virginia Beach, Puerto Vallarta, Breckenridge, Hilton Head, Naples Florida, and many others. The ownership and usage is annual, it is permanently deeded, and the maintenance fees are charged twice a year of $262 totaling $523, which is an exceptional bargain for a full week’s vacation in this world class location.

Most timeshares are deeded property, and as such they go through a relatively simple yet sometimes lengthy process in order to transfer ownership, just like any other real estate transaction. New deeds must be created and executed, then sent to the appropriate county for recording, and then sent to the resort for their own transfer processing. While the closing company we use is the best and fastest in the industry (in many cases completing the transfer in just a matter of weeks), no one can control the county recording offices or the resort management and the time they may take to complete their portion of the process. Therefore, the purchaser of this timeshare must understand that the transfer of ownership into their name may take at least sixty days or even longer. If you do not understand this or are the impatient type, please do not bid on this item. Thank you.
Refund Policy
Our refund policy is pretty simple and straightforward. We go to great lengths to make sure that our auctions are correct. We go thru an Estoppel process which means that we double check our information by getting the resort or the resort management to confirm our information in writing. But even with all that effort sometimes the information is wrong thru no fault of our own. With that said, please know that if you find that we described the item incorrectly we will offer you a full refund and take back the item.
More Details
There is no mortgage on this timeshare. Maintenance and taxes are up to date. You will receive a Warranty Deed, which means that you are guaranteed free and clear title with no encumbrances.
The purchaser will begin ownership with the 2010 week, and will be responsible for the first half of the 2010 maintenance fees which will be due at the close of this auction.
Please note: The maintenance fees annually are $523. However, they are billed semi-annually which makes it $262 per billing.
Please note that the pictures you see in this auction are of a "typical" unit. They were supplied by the resort itself or one of the exchange companies. If you need more detailed information please feel free to contact us, and we will be happy to tell you anything we can, however please do so BEFORE you bid. We would hate for you to win the auction only to find out later that there was a question you didn’t ask, thus making you back out of the transaction. eBay does not look kindly on bidders who don’t follow thru with their promises, and we follow eBay’s rules on reporting “Non-paying bidders”. Please check out their “Three-strikes-and-you’re-out” rule as they’ve gotten pretty strict on enforcing it these days.

The closing of this transaction will be handled by a professional closing company with many years of experience in the transfer of resale timeshares. This company is an “Accredited” member of the Better Business Bureau, with an A+ rating. Their price for closing is quite reasonable and very competitive. We use this firm and this firm ONLY. Why? Because we’ve tried several over the years and most have disappointed us (and our customers) one way or another. This company is fast, thorough, and responsive. And in the rare case that they make an error they admit it, and fix it. Please don’t ask us to close this transaction any other way because we will not be able to accommodate you. The cost to the purchaser will be only $435. This price will include all closing costs including document preparation, deed recording, priority mailings, and all county, state, and municipal transfer taxes and recording fees. They will even register the new deed with the resort on behalf of the new owner.
