Please read the entire auction very carefully before bidding. This auction is for the down payment only. We are relocating and must sell our 3 bedroom, 2 bathroom doublewide manufactured home. The home is a 1996 Phoenix model and is in a gorgeous setting on 3.3 beautiful, private acres nestled in the Ouachita Mountains. The house has 3 bedrooms and 2 full baths. The house measures 28x56 and also features a wood burning fireplace, central AC/heating unit and huge garden tub in the master bath. The property features a well, septic, small storage shed and many fruit trees (apple, plum, cherry). The home is located just outside of Kirby, Arkansas, a small town of a few hundred people in the Southwestern part of the state. It has a very small town feel. The people are friendly and the scenery is gorgeous. The house is about 3 miles from Lake Greeson, which is popular for bass fishing, boating and other water sports and outdoor activities. The house is about 15 minutes from Crater of Diamonds State Park, the only park in the U.S. where you can dig for diamonds and keep whatever you find. It's not uncommon for people to find a 3-4 or more carat diamond every few weeks! Also, about 40 minutes from Hot Springs, AR, a popular resort town and tourist attraction. Hot Springs is full of things to do, like shopping, sightseeing, dining and many outdoor activities. Hot Springs is also home to Magic Springs/Crystal Falls, Arkansas' only amusement park and water park. The property sits on top of a hill and is in a very private location off of a dirt road (but only about a half mile to the main paved road). The closest neighbor is about a half mile away, but no other houses can be seen from the house. If you value your privacy and want a safe place for your family, this is definitely the place for you. We lived here for almost 3 years and hate to move, but have to move out of state to be with family. The house is in good shape and is in move in condition. We are currently making payments on the house and need someone to take them over. We have over 30K invested in this place and just want to recoup a little bit of what we have into it and find someone else to take care of it and make the payments. Our asking price with the owner financing is $59,900. If anyone wants to pay for the house outright with no financing, our asking price would be significantly less. For the financing, we would need monthly payments of $600 a month until the balance is paid off. The down payment amount would be subtracted from the $59,900 and when the balance is paid off, the deed would be turned over to the new owner. We are not even charging any kind of interest and are taking a big loss, but really need to get this sold. Taxes and insurance are the responsibility of the buyer, but unlike many other places, the taxes are just under $300 a year.
